Being on the top, looking down on
everyone else is the latest mantra while buying a flat in Kolkata. Top-floor
flats of all the residential apartments with 20-35 floors which are coming up on
Bypass, Jodhpur Park, Garia have already been booked while the flats at the
lower floors are still waiting for takers.
"It''s true that people are preferring flats on the top floors and especially the younger people between the age group of 25 and 40 are opting for the higher-positioned flats. Top floor flats of the 35-storey building at Jodhpur Park have already been booked, while flats on the lower tiers are lying vacant," confirmed Sushil Mohta, a city-based builder.
"People across various income-groups are looking for the top-floor flats as their first choice when looking for a home. All the flats, penthouses of the apartments which are coming up on the Bypass have already been booked," said Asit Bhowmick,a property consultant.
What''s interesting is that top-floor flats are also being prized more by the builders but that''s not stopping home-seekers from buying them. "The top-floor apartments are more expensive than the lower ones because the carpet areas of the top-floor apartments are much more than the others. But customers are even ready to pay the hefty premium," said Pawan Agarwal, another city-based builder involved in a multistorey at Garia.
"The reason behind such craze is purely psychological. Being on top is the psychological factor which is working while buying a flat in a multistorey apartment. Though staying amidst a pollution-free environment is one of the reasons behind this, being on the top and looking down on others is the main reason," added Mohta.
"Both me and my wife were looking for an apartment on the top floor which will not only give us a spectacular view, but will also help us to boost our spirit whenever we will think that we are on the top," said Abhik Sen, an IT consultant. "Top-floor apartments have better views and are pollution-free since they''re farther from the street. I feel it''s sort of cool to look down on a street winding its way from m verandah far above. It relaxes me after a hard day''s work," said Deepika Saxena, a businesswoman.
