MUMBAI: Mhada on Monday signed an agreement with the Adani Group for the implementation of the Motilal Nagar redevelopment project in Goregaon (West). Around 3,700 residents of this 142 acre parcel of land will be rehoused in ``ultra modern'' apartments measuring 1,600 sq ft (builtup area). This is the largest redevelopment project in the country to be implemented through the Construction and Development model.
Mhada will receive 397,100 sq m of constructed area from the developer. The agency claims this will significantly boost its housing stock in the near future. Monday's agreement was signed at its Bandra headquarters in the presence of Mhada's vice president and CEO Sanjeev Jaiswal and Pranav Adani, director of Adani Properties.

Motilal Nagar 1, 2, and 3 comprise 3,700 tenements and the rehabilitation will be carried out over 584,100 sq m area. Non-resident tenants will be granted 987 sq m of commercial space. Construction of the rehabilitation units is expected to be complete within seven years.
At Monday's presentation of the project plan Jaiswal gave credit to CM Devendra Fadnavis and deputy CM and housing minister Eknath Shinde. ``We aim to make this the finest redevelopment project in the country, ensuring transparency and quality. Through this project, Mhada will provide residents with modern, secure and well-equipped homes,'' he said.
However, residents' associations which have been demanding carpet area of 1,600-2,000 sq ft expressed dissatisfaction with the outcome. Yuvraj Mohite, president of the Motilal Nagar Vikas Samiti, said, ``We are deeply disappointed and strongly oppose this agreement. The decision has been taken without consulting residents. Despite our repeated representations and formal submissions to both the CM and Mhada requesting a minimum of 2,000 sq ft carpet area, our demands have been ignored. Instead, the agreement mentions 1,600 sq ft built-up area, which is a clear deviation from our just and long-standing demand. We may take to the streets to protest.''
Mhada said it had received govt approval to undertake the redevelopment of Motilal Nagar through a Construction and Development Agency. The project was declared a ``special project'' by the state govt and is being implemented through Mhada's Mumbai board. It invited tenders for appointing a C&D agency, and Adani Group won the bid.
