5 iconic real estate streets of Delhi; where all the elite lives

Delhi, the capital city of India, is an attractive real estate hub driven not just by property, but with history and power. When these two facts merge, it becomes a part of foundation. Among the city’s many streets, some stand out as symbols of elite living with historic value. From colonial planning to modern billionaire houses, these addresses represent India’s most iconic and prestigious real estate. Real estate in Delhi remains extremely expensive. There are plots, lands and houses commanding premium prices in regions like Amrita Shergill Marg and Shanti Niketan, among others.

Here’s a look at five iconic real estate streets of Delhi.

Amrita Shergill Marg: Lutyens’ Bungalow Zone (LBZ)

Amrita Shergill Marg remains one of the most significant and iconic real estate streets in Delhi. This zone is synonymous with exclusivity and status symbols. The street is within the renowned Lutyens’ Bungalow Zone (LBZ), a government-planned zone of high-end properties (mostly mansions and bunglows) inspired by the colonial design. It is named after the famous Indian painter Amrita Shergill and remains a strictly low-density area. This is a common address of most of the prominent and top industrialists, diplomats, and politicians in India. Properties in LBZ command astronomical values, some often reaching crores of rupees. The reason behind this is space scarcity and ultra-premium status.

Jor Bagh

In the southern part of Delhi is Jor Bagh. This real estate hub is a desirable residential enclave. Unlike LBZ roads, Jor Bagh has a mix of independent houses and luxury villas which enjoy proximity to some prominent cultural landmarks in the city, including Safdarjung Tomb, Lodhi Gardens, and Khan Market, among others. These places are also celebrity-approved. Recent real estate sales show Jor Bagh’s strong demand among rich buyers.

Dr. APJ Abdul Kalam Road)

Aurangzeb Road was renamed Dr. APJ Abdul Kalam Road to honour the former President of India. The street is a part of the northern LBZ and extends from the Taj Mansingh roundabout to the Safdarjung Road intersection and is home to some of India’s wealthiest personalities. The street is dotted with luxury bungalows. The lane also enjoys proximity to diplomatic quarters and expansive parks which is an add on. Land here is among the most expensive per acre in Delhi.

Prithviraj Road

Prithviraj Road is also dubbed as the Billionaires’ Row (no exaggeration). Stretching from the Taj Mansingh to Safdarjung Tomb, this street is among Delhi’s most prestigious real estate markets. This zone is all about residences owned by elite families, ministers and business tycoons. The exclusivity here stems from its heritage, and proximity to prominent government corridors along with some embassies. In real estate terms, properties on Prithviraj Road often get record prices.

Shanti Niketan

Shanti Niketan is another real estate gem in South Delhi. It started as a residential area for senior government officials but today has developed into a highly sought-after enclave for business leaders, diplomats, and executives. The area is well-known for its well-planned layout, wide tree-lined roads, and spacious bungalows, Shanti Niketan offers a blend of privacy and community living.
