7 locations in India where smart city initiatives are reshaping real estate

India's Smart Cities Mission has significantly transformed the way urban development is planned and executed. The Smart Cities Mission was a flagship urban renewal program launched by the Government of India in 2015. Designed to develop 100 citizen-friendly and sustainable cities across the country; the mission officially concluded in March 2025.

Combined with its reputation for cleanliness, these projects have increased the city's attractiveness for residential, retail and office investments.

Bhubaneswar's smart city initiatives include the Bhubaneswar Town Centre District (BTCD) redevelopment, smart mobility projects, digital citizen services, intelligent street lighting, and public space enhancement. These investments have improved urban infrastructure and encouraged real estate development around key growth corridors.

Lucknow's Smart City Mission emphasises heritage area redevelopment, smart parking systems, integrated traffic management, public Wi-Fi, e-governance platforms, and smart utility management. Together with metro connectivity and infrastructure upgrades, these projects have increased the appeal of major residential and commercial zones.

Nagpur has focused on Integrated Command and Control Centre operations, smart roads, intelligent traffic systems, smart water management, LED street lighting and digital governance initiatives. Alongside the city's logistics and transport infrastructure; these projects are supporting demand for housing, warehousing, and commercial real estate.

The Smart Cities Mission is a major force behind real estate growth in India.
