No live-in staff, applied market rent: Inside Forest Lodge, Kate Middleton and Prince William’s ‘forever home’

The British royal household is witnessing a major jumble!

First, Andrew Mountbatten Windsor (in case you might not recognize the name, it’s Prince Andrew — sans the title, Prince) is ordered to move out of the Royal Lodge, along with his ex-wife, Sarah Ferguson — thanks to the piled-up accusations against him and his alleged involvement with Jeffrey Epstein. Now, Prince William and Princess Catherine are moving houses, too.

For William, Prince of Wales and Kate Middleton, Princess of Wales, life in the spotlight has always been intertwined with tradition, ceremony, and residences that reflect royal heritage. But this time, their residential address is due for a shake-up!

The Waleses, along with their three children — Prince George, Princess Charlotte, and Prince Louis — are set to relocate to Forest Lodge in Windsor Great Park, a Georgian-era mansion that insiders describe as their “forever home”.

Although changing residence is not an unforeseen feat for royals, this move comes with its own set of twists. While the Forest Lodge offers far more space and grandeur than their current residence, it also breaks with many royal norms: no live-in staff, a personal market-rent agreement, and a full-on investment in private funding.

Will this move mark an upgrade from their current home at Adelaide Cottage — and does it signal they’ll remain here even after William ascends to the throne?

Forest Lodge: Where is it

Forest Lodge is a Grade II listed Georgian mansion built in the 1770s, nestled within Windsor Great Park in Berkshire. The home features eight bedrooms (versus their current four-bedroom setup at Adelaide Cottage) and benefits from privacy, historic architecture, generous gardens, and proximity to the children’s school. The property also features ornate period details: think marble fireplaces, Venetian windows, half-barrel vaulted hall ceilings, and a tennis court and estate grounds.

However, perhaps the most striking part? Despite the grandeur, William and Kate intend to maintain a grounded family lifestyle by continuing without any live-in household staff. Instead, support staff such as a children’s nanny and housekeepers will live nearby on the estate, but not within the main residence. What’s more? The Prince and Princess are reportedly paying the rent themselves — and they will pay a full “market rent” rather than relying on taxpayer or sovereign-grant funds.

Is it an upgrade from Adelaide Cottage?

Yes — and not just with respect to space.

First and foremost, moving from four bedrooms (Adelaide Cottage) to eight bedrooms at Forest Lodge means more space for the family, visitors, and perhaps future needs. Second, and quite importantly, although The Waleses are moving, they will still be in Windsor grounds — still near the children’s Lambrook School and Kate’s parents, but with even more seclusion, green space, and a rich history. This aligns with the couple’s preference for a countryside feel rather than the constant inner-city hustle.

Then comes the much-debated topic of financial independence. By paying rent privately and opting out of live-in staff, the move indicates both respect for tradition and a modernization of royal living. This somewhat elevates the home while downplaying the overt luxury that has been a stigmatized companion of the Royals. At the same time, the couple is keeping the essence of what they sought at Adelaide — closeness to family, normalcy in the children’s upbringing, and a commitment to privacy and simplicity.

So in many ways, yes — it definitely is an upgrade in space and legacy, but also in alignment with evolving royal values.

4/5

Will they live there after William accedes to the throne?

According to multiple reports, most probably — yes. Forest Lodge is being touted as a “forever home” for the Wales family — meaning even when William becomes king, the residence will remain their base. Some reports even assert that this move signals a shift in royal tradition: the heir may choose not to make the palace his primary home, a refreshing departure from precedent — especially, in a modern monarchy setting.

The decision likely reflects several factors. Firstly, there are some lifestyle factors: William and Kate appear to favor hands-on parenting, a more grounded home life, and less of the pomp associated with traditional royal residences. Then comes the pragmatic concerns: after a series of high-pressure years — including Kate’s health struggles, the passing of Queen Elizabeth II, King Charles receiving cancer diagnoses, and recent controversies and backlashes surrounding Prince Andrew (now, Andrew Mountbatten Windsor) — this move offers the family the much-needed stability in familiar surroundings while staying within Windsor’s sphere.

After all, choosing a private, self-funded residence that is not a palace may reflect a new royal model: one that blends tradition with modern work-life balance and less public cost.

5/5

A new era for the Royals?

Prince William and Kate Middleton’s decision to move houses — although, might not seem much — is pretty era-defining. This move comes with quite a few unprecedented initiatives and carries multiple implications. For the monarchy, it signals a shift from grand Royal Palaces as home to more private, family-centered living — even for future monarchs. For the public, it underscores a sensitivity to cost, privacy, and modernization: think paying rent, avoiding live-in staff, emphasizing family over spectacle. Besides, for the children (Prince George, Princess Charlotte, and Prince Louis), it means growing up in a much more stable, more anchored setting while still having royal connections and responsibilities. And then, for Windsor and the Crown Estate, it means a long-term tenancy of a historic property, with renewal of usage and preservation aligned with royal residency.

While Forest Lodge’s scale and setting would provide room for growth and stability, without the grandeur (and public scrutiny) of a palace, this move could mark a major break from tradition — making Prince William the first British monarch in modern history to choose not to live full-time in a palace or castle. Think of the monarchy as more of a job profile than a full-blown lifestyle choice — a home with fewer formalities might just prep William and Kate for a more accessible, contemporary role as monarchs.
