Gurgaon: An FIR has been registered against six directors of two realty firms for cheating and criminal conspiracy.Police said a Sector 54 resident alleged that she was cheated of Rs 5 crore in connection with a commercial project in Sector 57, following which the case was registered under sections 120B (criminal conspiracy) and 420 (cheating) of the IPC at Sector 56 police station.
The accused are Sanjay Gupta, Deepak Gupta and Akshat Gupta — directors of Ameya Commercial Projects — and Anjali Gupta, Ekta Gupta and Varuni Gupta — directors of Anek Estates and Ventures. Complainant Mridula Kumari was allegedly informed by the accused that Anek Estates and Ventures LLP was a sister concern of the developer, Ameya Commercial Projects, which influenced her decision to invest in Ameya Sapphire 57."No arrest has been made yet, but further action will be taken following detailed investigation," a police officer said. Despite numerous attempts by TOI, the directors of Ameya Commercial Projects have not responded to the allegations.Having purchased four units, Mridula has accused the directors of verbally abusing her, humiliating her, attempting to outrage her modesty and issuing threats to eliminate her if she continued to demand possession or a refund. She alleged that she is living in "fear and mental trauma" due to the alleged threats and apprehends harm to her life.Mridula was introduced to the project through a real estate agent, who assured her of the credibility of the developers and the financial soundness of the project. She alleged that the accused induced her to invest by promising timely delivery of possession and presenting themselves as reputed builders. She paid the entire sale consideration amount. An agreement to sell, dated May 16, 2024, was executed by Ameya Commercial Projects, which recorded that no further amount remained payable. However, Mridula alleged that although the agreement was executed by Ameya Commercial Projects, she was compelled to deposit the entire payment into the bank account of Anek Estates and Ventures LLP. She alleged that this was deliberately done to divert funds, evade legal responsibility and suppress the identity of the actual beneficiary. As per the agreement, possession and execution of the sale deed were to take place within three months of the issuance of the occupation certificate (OC). The OC for the project was granted on July 28, 2025. Kumari alleged that despite the OC being issued, neither physical possession was handed over nor was the sale deed executed.
