Rs 237 cr/acre: Raidurg land auction smashes Hyderabad’s realty records
HYDERABAD: Breaking its previous records of earlier land auctions, one acre land in Raidurg was sold for Rs 237 crore per acre in the e-auction for a 6.29 acres land parcel conducted by the Telangana State Industrial Infrastructure Corporation (TGIIC) on Thursday. Sources said Gowra Ventures Pvt Ltd has bought the land for the development of IT office tower and mixed development usage.
The TGIIC earlier sold one land parcel for a record Rs 177 crore per acre in last October, 2025 in the same Raidurg area in the auctions conducted by TGIIC. Now the Thursday’s bid amount Rs 237 crore per acres is 70% over the reserved price of Rs 139 crore. With this, for the 6.29 acres land parcel, the state govt got about Rs 1,490 crore.
The state govt put two land parcel admeasuring 6.29 acres and 5.09 acres in Raidurg. While one 6.29 acres land parcel was e-auctioned on Thursday, another 5 acre plot would be auctioned on June 1.
Officials said the spectacular outcome was achieved for the prime 6.29-acre multi-use land parcel as it is located in the heart of Hyderabad’s thriving Raidurg growth corridor. There was intense competitive bidding from leading national developers, which finally led to get the record price for the land.
“The October 2025 land auction, the TGIIC sold one acre per Rs 177 crore per acre, that was 34% over the upset price of Rs 101 crore per acre, setting a new gold standard for land pricing in Hyderabad.
TGIIC vice chairman and managing director K Shashanka after the land auction said “the phenomenal response to the Raidurg e-auction is a reflection of the extraordinary confidence that investors and developers have in Hyderabad and Telangana. Achieving a historic price discovery of approximately Rs 237 crore per acre for this marquee multi-use land parcel marks a defining moment in the state’s growth journey and demonstrates the immense strength of Telangana’s investment ecosystem.”
This landmark achievement further reinforces Hyderabad’s position among the most preferred global destinations for investment, infrastructure, and large-scale development., he added.
Officials said there is huge demand for the Raidurg land as it is home to some of the largest global corporates. T-Hub and T-Works are also located in the area. Proximity to Outer Ring Road and the Rajiv Gandhi International Airport (RGIA) adds to its lure.
