Ratan Tata’s ₹150 crore sea-facing bungalow ‘Bakhtawar’ is Mumbai’s most iconic legacy property; here’s who lives there now

Ratan Tata is a name that needs no introduction. He is the man behind Tata Group’s transformation into a global powerhouse thanks to his landmark acquisitions including Jaguar Land Rover and Corus. Tata also earned global admiration for his philanthropy, humility, and understated lifestyle. His sea-facing bungalow in Mumbai’s Colaba is among India’s most talked-about luxury residences. Popularly known as “The Cabins” or “Bakhtawar”, the bungalow is once again in the news following his death in 2024.

Let’s have a peek inside one of the most gorgeous residences in Colaba.

Location

The bungalow, spread over 13,200–13,350 sq ft, is located in the premium neighbourhood of Mumbai’s Colaba area along Shahid Bhagat Singh Road. Overlooking the Arabian Sea, Bakhtawar (one who brings good fortune) is among the most expensive standalone bungalows in the city.

Invaluable property

As per real-estate experts, the property commands a valuation above ₹150 crore. Some market observers believe that the value and Tata legacy could push the figure much higher in the coming years.

Features

The house is not overly done but embraces minimalist architecture. The clean white interiors add to the simplicity yet luxurious look of the house. The expansive glass walls and large terraces along with open sea-facing decks add to the coastal charm. As per several media reports, Tata, who studied architecture, played an important role in the designing of the house.

Architecture

The bungalow is gorgeous and rises across multiple levels. According to reports, the bungalow has a basement, ground floor, and three upper levels which are interconnected. Natural light plays an important role in the positive vibes of the house. The interiors were designed to maximise natural light and offer unobstructed views of the Arabian Sea. Floor-to-ceiling glass windows, neutral interiors, wooden textures, and calm spaces create a relaxed, almost meditative atmosphere.

Amenities inside the bungalow

The luxury amenities inside the bungalow include:

A private gym
Media room
Library
Sun deck
Infinity pool
Basement parking

But the house is known for its simplicity rather than extravagance.

Rare standalone sea-facing property

Another prime factor driving the property’s value is the scarcity of standalone sea-facing bungalows in South Mumbai. In the last 20 years, most independent homes in Colaba, Malabar Hill, and Cuffe Parade have been transformed into high-rise buildings or acquired by developers.

Who lives in the bungalow now

After Ratan Tata’s death, the bungalow has remained associated with the Tata ecosystem. Recently, reports emerged that Tata Sons had leased the bungalow for a five-year term at a starting monthly rent of ₹17.56 lakh. The agreement reportedly involved Ewart Investments, a Tata Sons subsidiary that owns the property.

Today, Ratan Tata’s Colaba bungalow represents a rare combination of architecture, legacy and emotional history.
